Primary Renter Age: The primary guest making the reservation must be at least 25 years of age and must occupy the property for the entire duration of the stay.
Maximum Occupancy: The maximum occupancy for the property is strictly enforced as stated in the listing description. Exceeding this limit at any time violates local regulations and will result in immediate eviction without a refund.
Identification: A valid government-issued photo ID matching the name on the credit card used for payment must be provided upon request prior to check-in.

Quiet Hours: In accordance with local Lake Tahoe ordinances, strict quiet hours are observed from 10:00 PM to 8:00 AM. Amplified sound, outdoor hot tub use, or loud gathering outdoors during these hours is legally prohibited.
Fines: Local enforcement fines for noise or trash violations start at $1,000 and will be charged directly to the guest’s card on file.
Parking: All guest vehicles must be parked entirely within the designated driveway or garage spaces. No street parking is permitted at any time due to snow removal and neighborhood safety guidelines.

No Smoking or Vaping: All Mountain Life VR properties are 100% smoke-free environments. This includes tobacco, cannabis, and e-cigarettes anywhere inside the home, on balconies, or on patios. A $500 deep-cleaning fee will be applied for violations.
Wildlife & Trash: Lake Tahoe is active bear country. All trash must be placed securely inside the designated bear-proof trash enclosure (Bear Box). Never leave food, trash, or coolers inside vehicles or outside the home, as this attracts wildlife and carries heavy city fines.

Approved Pets: Well-behaved pets are welcome only in designated pet-friendly properties with prior written approval.
Limits & Fees: A maximum of 3 pets is permitted per stay, subject to a non-refundable $200 pet fee.
Pet Rules: Guests are responsible for cleaning up all pet waste immediately. Pets must be leashed when outside and are not permitted on the furniture or bedding at any time. Any pet damage will be charged against the security deposit.

Payment Schedule: Full payment is required at the time of booking via our secure payment gateway to guarantee your reservation.
Cancellations: Cancellations made more than 14 days prior to arrival are eligible for a full refund. Reservations cancelled within 14 days of the scheduled arrival date are completely non-refundable. Because mountain weather and road conditions can change unexpectedly, we highly recommend purchasing independent travel insurance.
Security Deposit & Damages: A temporary credit card authorization hold will be placed on the guest’s card on file prior to arrival as a security deposit. Guests agree to keep the property and all furnishings in good order. The primary renter authorizes Mountain Life VR to charge this deposit/card for the cost of any intentional or accidental damages, missing items, unauthorized pets, or excessive cleaning required after check-out.
